7 Warning Signs You Need a New Roof Before It Starts Leaking

2. Curling, cracking, or cupping shingles
Walk to the curb and look up. Shingles should lay perfectly flat. Edges that curl upward or corners that lift mean the asphalt has dried out and lost its flexibility. Once curling starts on multiple slopes, patch repairs stop being cost-effective.
3. Missing or wind-lifted shingles
Santa Ana winds across LA and the Inland Empire regularly hit 50–70 mph. Even one missing shingle exposes the underlayment to UV and the next rain. Two or more in different spots usually means the nail strip is failing across the whole roof.
4. Cracked, slipped, or broken tiles
Tile roofs in Orange County and the San Fernando Valley last 50+ years — but the underlayment beneath them does not. Slipped or cracked tiles are a sign the felt has dried out and tiles are no longer locked in. If you see daylight between tiles from the ground, schedule an inspection.
5. Sagging rooflines or soft spots
A roofline that dips or feels spongy underfoot is structural — water has been getting into the decking long enough to rot the plywood. This is the most urgent sign on the list; do not delay.
6. Daylight in the attic or rising energy bills
Go into your attic on a sunny day. Any pinholes of daylight = water entry points. Bonus check: if your summer AC bill jumped without any thermostat change, your attic insulation may be wet or your roof ventilation has failed.
7. The roof is simply old
